About
This dataset focuses on key macroeconomic factors influencing the U.S. housing market. It has been curated from data collected from FRED, drawing inspiration from detailed research on real estate market macroeconomics. The current release primarily includes annual macroeconomic indicators, with future updates planned to introduce additional macroeconomic data (quarterly and monthly frequencies) and microeconomic factors such such as house type, age, and specific location details. It aims to provide insights into both supply and demand dynamics within the housing market.
Columns
- Date: The annual period for which the data is recorded, ranging from 1975 to 2021.
- House_Price_Index: An indicator of house price changes, based on an index where 1980 is the base period. Values range from approximately 61.1 to 523.
- Stock_Price_Index: An indicator of stock price changes, also based on an index where 1980 is the base period. Values range from approximately 67.1 to 2,260.
- Consumer_Price_Index: Measures the general alteration in consumer prices for a typical basket of goods and services over time. Values range from approximately 65.3 to 329.
- Population: The annual population of the USA, measured in thousands. Values range from approximately 0.12 to 1.39 thousands.
- Unemployment_Rate: The unemployment rate for the USA, expressed as a percentage. Values range from approximately 3.67% to 9.71%.
- Real_GDP: Gross Domestic Product adjusted for inflation, in billions of chain 2012 dollars. Values range from approximately 5,650 billion to 19,400 billion.
- Mortgage_Rate: The interest percentage charged on mortgages. Values range from approximately 2.96% to 16.6%.
- Real_Disposable_Income: Also known as Real Disposable Personal Income, this represents the money remaining from salaries after all taxes have been paid, in billions of chain 2012 dollars. Values range from approximately 19,900 billion to 48,200 billion.
- Inflation: Represents the decline in purchasing power over time, measured as a percentage. (Note: The Consumer Price Index is a related measure for inflation.)
Distribution
The dataset is provided as a CSV file, specifically "Annual_Macroeconomic_Factors.csv", which is approximately 3.88 kB in size. It contains 9 columns and 47 valid records, covering annual data points. Future iterations are expected to include data at quarterly and monthly frequencies.
Usage
This dataset is suitable for a variety of analytical tasks:
- Performing statistical analysis to identify significant features influencing house prices.
- Determining the quantitative impact of these features on the house price index, ideally using percentage changes for improved analysis.
- Future applications include performing multivariate regression to predict house prices, especially once microeconomic features are incorporated.
Coverage
The dataset primarily focuses on the United States. It covers a time range from 1st January 1975 to 1st January 2021, providing annual data. The initial release concentrates on macroeconomic indicators; a later phase will expand to include microeconomic details such as specific house attributes (type, age, size), facilities, and regional variations.
